Current Zoning: Highway Commercial (C4), Environmental Protection (EP) and Hamlet Residential Private Service (HR1)
Proposed Zoning: Environmental Protection (EP) zone to remain and a site specific Highway Commercial - Exception Zone (C4-XX) is proposed in order to reduce the required exterior side yard setback from 15m to 1.5m (Brook Street) and to reduce the required aisle width from 7m to 6m to accommodate fuel truck movement.

Proposal: Cantam Group on behalf of 2334225 Ontario Inc., has submitted a Zoning By-law Amendment Application to facilitate a four pump gas station and an associated 2,275 sq.ft. retail/convenience store at 20 & 30 Brook Street, Manchester (corner of Brook Street and Highway 7 & 12). A subsequent Site Plan Control application will be required to facilitate this development.

Status: This Zoning By-law Amendment Application was submitted in January 2020. A Public Meeting was held on November 16, 2020. Township staff are working with the applicant to address any agency and public comments.
