Proposal: The applications propose to rezone the subject lands to Urban Residential Multiple Type Three (RM3) with site specific exceptions to facilitate a residential development that consists of 15 townhouse dwellings on a private condominium road and 1 single detached dwelling.
A concurrent application for a Draft Plan of Condominium was submitted on May 7, 2025. The application proposes a Common Element Condominium consisting of fifteen (15) Parcels of Tied Land (POTLs) for townhouse units, and common elements. The common elements include the internal private laneway, sidewalk, curbs, lighting, on-street visitor parking spaces, snow storage area, water meter building, water mains, sanitary sewer, and stormwater management facilities.
Recommendation Report
The Planning and Community Affairs Committee recommended approval to Council at their meeting on Monday, June 16, 2025, for the Draft Plan of Subdivision and Zoning By-law Amendment Applications.

A virtual public meeting was held on March 21, 2022, to provide interested parties the opportunity to learn more about the proposed applications and provide comments and questions.
