Proposal: The purpose of the Zoning By-law Amendment Application is to facilitate the development of a new single detached dwelling lot. The proposed Zoning By-law Amendment application would rezone the eastern portion of the subject site from the Community Facility (CF) Zone to the Hamlet Residential – Private Services (HR1) Zone. A Consent Application to the Committee of Adjustment will be required to facilitate the proposal.

The Applicant proposes to sever the eastern portion of the Site to create a new residential lot with a lot area of approximately 4,617 m2 and a lot frontage of approximately 50 m on Reach Street. The former Epsom Public School is listed under the Scugog Heritage Register and is designated under Part IV of the Ontario Heritage Act. The proposed severance will not impact the existing buildings on site.

Status: Comments from internal departments and external agencies have been sent to the applicant to address in another submission. The Township continues to accept public comments before a recommendation report will be brought before Township Council. Application for Consent to sever the lands will be required to be submitted in the future to move forward with the proposed development.

Public Meeting: A Public meeting was held on Monday, June 17, 2024 to provide interested parties the opportunity to learn more about the proposed applications and provide comments and questions. No decisions were made at this meeting. Interested residents can watch a video recording of the public meeting via the Council and Committee Meeting Calendar Page on the Township’s Website.
