FAQs for Construction

Township staff and third-party peer review inspectors retained by the Township regularly review and monitor construction sites to ensure construction is being undertaken in accordance with the approved plans and reports. Township staff and peer review inspectors work with developers and their consultants and contractors to mitigate any issues that may arise throughout the construction process.

The Township retains external consultants to peer review the detailed plans submitted throughout the development review process on the Township’s behalf. These third-party inspectors also regularly review and monitor construction sites on the Township’s behalf to ensure construction is being undertaken in accordance with the approved plans and reports.

Depending on the nature of the construction and the possibility of vibration, developers may be required to offer a pre-construction survey of buildings near the proposed construction area to verify existing conditions.

The survey includes an interior and/or exterior inspection of buildings and structures, or portions thereof, to assess and document structure conditions prior to the start of construction and possibly during or after construction if any adverse construction effects are reported. This condition survey is important in the unlikely event that issues arise during the construction. Photographs are taken as part of the survey.

A consultant retained on behalf of the developer contacts the applicable properties near the construction site. All inspectors will carry company issued photo identification and a copy of the applicable notice to verify their involvement. All information collected is kept strictly confidential. Appropriate COVID-19 measures will also be put in place.

While the pre-construction inspection is voluntary, it helps to protect homeowners in any claims for damages as a result of construction.

Waste collection, access to residences, Emergency Services (Police, Fire and Ambulance), and mail delivery will be maintained or otherwise coordinated by the developers and their consultants and contractors.
